Matt Dwyer

Matt Dwyer

Principal

Matt Dwyer is a Principal and Founder at GreenSlate Development. With over 10 years of experience in real estate development, Matt has lead the development efforts on over $300 Million of development projects, primarily focused on the creation of Omaha’s Blackstone District. Matt focus’s on the company’s investor relations, equity and debt sourcing and project management.

Prior to founding GreenSlate Development with Jay Lund, Matt was an operating partner in a manufacturing company where he focused on business development. That company was sold to a publicly traded company just prior to the beginning of GreenSlate. Matt serves, or has served on the boards of the CUES Fund, Holy Name School, Duchesne Academy, Roncalli and SAVE as well as provided direction on building committees for the Heart Ministry Center, Completely Kids and The Hope Center. Matt has called Omaha home for 46 years and takes a tremendous amount of pride in the creation of jobs, preservation of historic real estate and philanthropic endeavors he and his partners undertake on a daily basis.

Jay Lund

Jay Lund

Principal

Born and raised in Omaha Nebraska, Jay has been in the commercial real estate business for 20 years. The first 10 of those years was as a commercial real estate broker specializing in both office leasing and multi-family investment sales. In 2014 Jay Lund and Matt Dwyer started GreenSlate Development to begin work on what is now known as the Blackstone District. Directly adjacent to Nebraska’s largest economic generator, UNMC, and just west of midtown and downtown, Blackstone is now considered one of Omaha’s most successful urban in-fill re-developments. GreenSlate has completed over $300M in development over that time. This includes the creation of over 980 new or renovated housing units, 30 new and locally owned small businesses producing over $30M in annual sales revenue, and the historic renovation of the former Blackstone Hotel now the Kimpton Cottonwood Hotel.

In 2017 Jay started a campaign known as Modern Streetcar Advocates to educate Omaha on the benefits of the modern streetcar system in the core of our City. Jay also serves on both the Metro Transit Authority Board as well as being a founding member of the Blackstone Business Improvement District Lastly, Jay is working to create a Urban Land Institute (ULI) district council here in Nebraska to better bring national best practices for development to Nebraska, and to create additional education, networking, and community involvement opportunities for our CRE community.

Clay Vanderheiden

Principal

Clay Vanderheiden is a Principal at GreenSlate Development, a position he has held since 2020. He joined the company in 2017 and has since worked on over $300 Million of development projects, specializing in advanced underwriting, acquisitions, financing, and strategic planning. Clay holds a Bachelor’s Degree in Financial Analysis and Business Intelligence & Analytics from Creighton University.

Originally from Western Illinois, he moved to Omaha in 2014 and now proudly calls it home. Clay serves on the Board of Directors for the Omaha Public Library Foundation, serves on the Recent Alumni Board for Creighton University, is a member of Leadership Omaha Class 46, the NAIOP Developing Leaders Forum and the Urban Land Institute. His professional goals include continuing growth in the Urban Core of Omaha and making it an attractive destination for future professionals and leaders.

Tami Moore

Senior Vice President of Asset Management & Development Services

Tami is a highly experienced manager in the development sector, recognized for her strategic planning, financial analysis, and stakeholder management skills. As Senior Vice President of Asset Management and Development Services at GreenSlate, she focuses on identifying investment opportunities and optimizing asset utilization to enhance returns through data-driven decision-making.

With over 20 years in third-party property management and three years in multifamily development, Tami has successfully managed a variety of projects, including those with over 400 units. Her collaborative approach ensures projects are completed on time and within budget, while her strong relationship-building abilities support successful partnerships.

Previously, Tami served as Real Estate Development Manager at Assurity, overseeing land sourcing and management of 25+ projects, and as Director of Residential Property Management at Cushman & Wakefield/The Lund Company, where she managed 5,000+ multifamily units. Her career also includes roles at a national property management firm in Tampa, FL, and as General Sales Manager for a Fortune 500 homebuilder.
